지가변동과 토지이용은 상호작용을 한다고 볼 수 있다. 도심 및 기성시가지에서는 수직적 확장이 주로 이루어지는 반면, 도시의 외곽지대에서는 시가지의 수평적 확장 내지 도시시설의 충진이 이루어지고 있다. 본고 에서는 서울시 상업지대 및 주거지대의 지가변동과 토지이용을 고찰하기 위해 군집분석 및 지역경향면분석을 실시하였다. 군집분석 결과, 띠에는 주거지대의 지가상승률에서, 2기에는 상업지대의 지가상승률에서 속성의 변화가 많이 발생하면서 이들의 지가변동이 컸음을 보여주었다. 지역경향면분석의 결과, 주거지대뿐만 아니라 상업지대에서도 외곽을 향한 분산화가 진행중이며, 도시 중앙부에서는 도심재개발 및 주거지 재개발에 의해 지가상승이 초래된 것으로 밝혀졌다.

This paper intends to examine the changing patterns of land uses and the land values in the urban residential and commercial areas by cluster analysis and trend surface analysis. The pattern of the lard uses is highly associated with the land value changes. The vertical expansion is found in the urban center and urban built up areas, whereas the horizontal expansion filling urban facilities up is found in the urban fringe. The result of cluster analysis shows the excessive fluctuations in increasing rates of land values both of urban residential areas in the first period and of the commercial areas in the second period. The trend surface analysis reveals the dispersion trends of commercial and residential areas as well as the raise of land values in urban central area due to urban renewal projects.
