서울의 도심부는 주택 노후화, 상업용도의 주택가 침투, 주거지 환경악화 등 도심 주거기능과 거주 매력도가 매우 낮은 지역이다. 본 연구는 이러한 문제의식의 바탕하에 서울 도심부 지역에서의 주거확보, 도심 주거기능 활성화, 주거환경개선 차원에서 지하철 역세권 주상형 주상복합타운 개발컨셉을 논의한다. 특히, 지하철망과 역세권을 연계한 도심부 주거지 기능의 재생과 주택공급의 확대재생산 방안을 모색한다. 주상복합형 주거확보시책은 서울의 도심은 물론 도시 전체를 하나의 조화로운, 질서있는, 쾌적한 주거환경을 체계적으로 조성하기 위한 하나의 수단이다.

The central city of Seoul is one of the most problematic zones in regard to housing conditions and daily residential functions due to housing deterioration, invasion of commercial area into residential area, and environmental degradation. This paper intends to discuss development strategies of constructing high-rise building compounds in the surrounding areas of major subway stations as well as to provide guidelines for procuring more land for residential land-use and more housing supplies in the central city of Seoul, in assuming high-rise compounds as a tool of establishing more sound and orderly arranged urban environment.
