미분양 주택 관련 선행연구들은 주로 개별도시나 국가 차원의 미분양 발생원인과 정책적 대응방안에 초점을 두고 있다. 본 연구에서는 개별 도시 차원에서 미분양 주택 발생에 영향을 미치는 인자를 분석하기 위해 크게 주택수요와 공급관련 변수를 활용하여 그 영향력을 검증하였다. 다층성장모형을 활용하여 40개 도시의 주택재고 대비 미분양 주택수를 결정하는 요인을 분석한 결과 분석기간 동안 미분양 주택은 계속적으로 증가하고 있으며 개별 도시의 주택가격 상승률이 낮을수록 미분양주택수는 증가하는 것으로 나타났다. 특히, 수도권 도시의 미분양 주택이 지방도시보다 높았으며, 도시의 경제적 측면에서는 제조업 중심의 도시가 서비스업 중심 도시보다 미분양이 많은 것으로 분석되었다.
Prior studies concerning unsold housing usually depend on cross-section data using macro-economy factors. Our study analyze the scope of analysis to city boundary and focus on basic variables and city`s unique characteristics on unsold housing change. Recently, real estate life cycles studies found out that regional variables more important ones in its explaining real real estate cycles than macro-economic factors. The results of this study also confirm the prior studies partially. Every city has its unique location, history and industry formation, so this invariable ingredients have a more important factors why some cities have a quite a lot unsold houses than other ones. Multi-level growth model was used to find out the trend of unsold housing for the period of 2002-2008. Empirical results like that. Demand factors like population growth and income level didn`t have a substantial effects on changes of unsold housing at least in short term periods. What is the main results is that apartment supply in experieced populaiton increasing is somewhat oversupply in terms of potential housing demands so construction company need to consider demand situation of that cities.
