전 세계적으로 최근의 도시정책은 구도심 쇠퇴와 도시 재생이 쟁점이다. 본 연구에서는 광주광역시의 도시 재생과정을 고찰하고, 이를 기반으로 도시 정체성과 잠재자원에 기초한 지속가능한 도시성장 방안을 모색하고자 하였다. 분석 결과 광주시 도시 재생은 1960년대 이후 재개발, 재건축, 도시환경정비, 주거환경개선사업 등 물리적 재생 중심으로 진행되었다. 최근에는 문화 재생, 근대문화유산 보존을 통한 재생, 주민 참여를 통한 생태적 재생, 광주 어반 폴리라는 디자인건축 재생 등 사회·문화·환경 측면에서의 통합적 재생이 시작된다. 지속적인 성장을 위해서는 주민 참여가 전제되어야 한다. 또한 문화·역사 자원을 기반으로 도시 정체성을 확보할 수 있어야 한다. 구체적으로는 생태적으로 진행되어야 하며, 새로운 자원의 창조와 활용이 지속되어야 한다.

The current issue of urban policy is the decline of downtown and urban regeneration. This paper investigates the process of urban regeneration, and deducts the sustainable urban growth strategies based on its identity and potential resources in Gwangju. Since the 1960s, urban regeneration has been implemented by means of the physical regeneration such as housing redevelopment, housing reconstruction, urban environmental improvement and housing environmental improvement in Gwangju. In recent years, urban regeneration is practiced based on the culture, the preservation of modern heritage, the community participation, and Gwangju Urban-Folly Project. They are the architectural, social, cultural and environmental urban regeneration policy. For the sustainable urban growth, it should be a citizen`s initiative urban regeneration policy. In addition, urban identity should be established through cultural and historical resources. The urban regeneration should be carried out ecologically and continuously with creation and utilization of new resources.
