최근 건설시장이 급속도로 발전함에 따라서 건축설계VE 적용에 대한 관심이 고조되고 있다. 특히 설계VE 진행절차는 크게 준비단계, 분석단계, 실행단계로 이루어지고 있으며 각 단계별로 다양한 운용기법과 분석방법으로 진행되고 있다. 본 연구에서 기존의 사례를 분석한 바에 의하면 도출된 대안들이 유사하게 나타남을 알 수 있다. 이런 유사한 대안들을 유형화하고 대안DB를 구축해서 설계VE에 필요한 대안들을 제안하여 줄 수 있는 시스템을 개발한다면 대안 도출에 소요되는 시간과 비용을 줄일 수 있을 것이며 원하는 결과를 얻을 수 있다. 따라서 설계VE의 최종 대안을 선정해 나가는 과정을 체계적으로 정리하고 그 결과를 유형화하여 대안도출의 과정을 시스템화함으로써 기간을 단축시키고 투입노력을 감소시키는 등, 교육시설 설계VE의 효율적 운용에 기여하는 데 그 목적이 있다. 이를 위해 사례에서 나타나는 대안들의 유형을 분석하여 하나의 대안으로 유형화하였다. 그리고 학교를 구성하는 공간의 체계를 파악하고 그에 따라 유형화된 대안을 분류하여 대안리스트를 작성하였다. 마지막으로 대안리스트를 체계적으로 활용하기 위해 대안 도출 시스템을 제작하고 이를 웹 상에 구현하여 간편하고 신속한 사용이 이루어지도록 하였다.

The BTL(Build-Transfer-Lease) business scale has drastically increased with the growth & development of BTL in educational facilities. In the educational facility design, the proposal of creative and efficient alternative is required, thus the importance of design VE(value engineering) area is magnified. The VE process is composed of Pre-study phase, Study phase, Post-study Phase, and consists of various techniques and methods at each phase. According to the VE cases, it showed similar alternatives in every project, in spite of the fact that the existing VE all-round process is operated repeatedly. Therefore, to increase the efficiency of the VE, it is necessary to classify the alternatives that have similar patterns, which can simplify the procedures of the VE process. To achieve this goal, we collect and analyze various alternatives through the VE cases and divide each alternative by type. The results are as follows: (1) classifying the similar alternatives; (2) dividing alternatives according to the school spaces; and (3) making a list for application.
