분석결과를 통해 도출된 서울시 아파트 전세 및 매매가격 결정요인의 특성 변화를 살펴보면 다음과 같다. 첫째, 서울시 아파트의 전세 및 매매가격은 시점에 관계없이 공통적으로 지역경제 변수가 가장 큰 영향을 미치는 결정요인으로 작용하고 있었으며, 교육시설 변수와 쾌적성 변수는 영향을 미치지 않는 것으로 나타났다. 둘째, 서울시 아파트의 매매가격은 시점에 관계없이 상대적으로 단지규모 변수와 단지밀도 변수의 영향이 강하게 나타난 데 반해, 전세가격은 편의성 변수와 건설사 지명도 변수의 영향이 강하게 나타나는 것으로 분석되었다. 셋째, 서울시 아파트 전세가격은 2005 년에 비해 상대적으로 2010 년에는 물리·사회적 환경변수, 단지밀도 변수의 영향이 감소한 데 반해, 문화·생태적 환경 변수의 영향은 증가한 것으로 나타났다. 넷째, 서울시 아파트 매매가격은 문화·생태적 환경 변수의 영향이 증가한 것 외에는 큰 변화를 보이지 않은 가운데 지역경제, 단지규모, 단지밀도 등의 변수가 지속적인 영향력을 유지하고 있는 것으로 나타났다. 다섯째, 서울시 아파트의 전세 및 매매가격은 공통적으로 2005 년에 영향을 미치지 않는 것으로 나타났던 주택보급률 변수가 2010 년에는 영향을 미치는 것으로 나타났으며, 주택규모 변수는 그 영향이 감소한 것으로 나타났다.

This study aims to find the determining factors for apartment rental and sale prices and analyze changing characteristics with 2005 and 2010. According to the analysis of changing of characteristics for determining factor of rental and transaction price of apartment in Seoul, the result shows the following. First, rental and transaction price of apartment in Seoul is strong influenced by variable of regional economy regardless of times and is not influenced by variable of number of education facilities and of comfort. Second, transaction price of apartments in Seoul is strong influenced by variable of apartment complex size and apartment complex density regardless of time. However, rental price is strong influenced by variable of convenience and of well-known construction companies. Third, the impact which are influenced by variable of physical and social environment and of apartment complex size of rental price in Seoul are decreased in 2010 rather than 2005. However, the impact which is influenced by variable of the cultural and ecological environment is increased rental price of apartment in Seoul. Fourth, transaction price of apartment in Seoul doesn’t change much better excluding culture, eco environmental variable, keeping continuous influence apartment complex size, apartment complex density and so on. Fifthly, diffusion ratio of house variable which doesn’t affect transaction and rental price of apartment in Seoul in 2005 affected transaction and rental price of apartment in Seoul in 2010 and influence of housing Size variable decreases.
