본 연구의 목적은 고령사회에 대응할 노인의 주거디자인을 개발하기 위한 기초 조사로써, 주거에서 가지는 다양한 주거 욕구 특성에 대해서 조사하는 것이었다. 연구 방법은 노인의 주거와 주거욕구에 대해 문헌조사를 진행하고, 이를 토대로 설문조사를 진행하였다. 만 50세부터 69세를 대상으로 웹 서베이를 실시하였으며, 연구 결과는 다음과 같다. 첫째, 주거욕구에 대한 선호도를 조사한 결과 조사대상자의 일반적 특성에 상관없이 모두 안정성 욕구에 대한 선호도가 가장 크게 나타났다. 둘째, 안정성 욕구 다음으로 생리적 욕구가 크게 나타났고, 사회적 욕구와 자아존중의 욕구, 자아실현의 욕구는 조사대상자의 일반적 특성에 따라 서로 다르게 나타났다. 셋째, 주거욕구는 거주자의 상황에 따라 매슬로우의 이론과는 다르게 나타나고 있었다. 넷째, 조사대상자의 사회인구학적 특성과 주거 특성에서 연령과 컴퓨터 사용 수준이 5가지 주거욕구에 대해 모두 집단간 차이를 나타냈다. 다섯째, 주택 형태는 집단간에 전혀 차이가 나타나지 않았다. 이상에서 사회인구학적 특성과 주거 특성에 따라 서로 다른 주거욕구를 가지고 있음을 파악하였고, 노인 주거디자인을 제안할 때에는 거주자의 일반적 특성뿐만 아니라 주거욕구까지도 충족시켜 줄 수 있는 연구와 디자인 개발이 필요하다고 본다.

The purpose of this study was the pre-study for develop of elderly-friendly housing design and to identify the characteristics of housing need. The study consisted of literatures review and web survey. The subjects were the elderly between 50 to 69. The results of this study were as follows. First, the results of preference for housing needs showed strongly in safety need. Second, the preference of belonging needs, esteem needs, self-actualization needs were different with the respondent`s social and demographic characteristics. Third, the order of preference about housing needs was different with Maslow`s theory. Firth, the age and computer using ability were all different preference about fifth housing needs. Therefore it is necessary to study constantly about the characteristics of housing needs for good quality of elderly-friendly housing design.
