모더니즘 이후 단기간의 계획된 대규모 도시재생사업은 타뷸라 라사적 도시환경 변환과정으로 도시의 건전한 생명력을 위협하는 분절된 도시환경을 유발하고, 주변 지역사회와 경계지역에 대한 파괴적인 영향을 끼치는 부정적 결과로 많은 비판을 받아오고 있다. 여러 사업들이 이러한 개발의 도시맥락 내 삽입으로 주변에 얼마만큼 영향을 미치는가에 대하여 도시정책, 도시계획의 사회-경제적 관점에서 해결점을 찾기 위해 노력해왔고 이를 통해 개발에 대한 건전성을 위해 도시구조의 다항목적 관계에 대한 연계성을 중요시하게 되었다. 과거 개발대상지만을 고려하였던 단절적 사고를 극복하고, 사회적 재생을 목표하여 기존 도시환경과 통합적 연계를 추진하는 것은 국내외 도시개발사례에서도 수용되어야 할 중요한 패러다임의 전환이다. 이에 본 연구는 선진사례로 뉴욕시 허드슨 야드 개발계획이 제시하는 연계적 개발과 관련된 시사점들을 국내개발 실정에 비추어 다음의 주요 항목별로 분석하였다. (1) 선행된 마스터플랜을 통한 주변지역과 연계된 개발 (2) 용도적 균형과 밀도가 적절히 고려된 개발 (3) 오픈 스페이스 네트워크를 통한 주변과 연계된 개발 (4) 맥락적 도시경관 및 환경을 고려한 개발 (5) 정책적 장려를 통한 주변과 연계된 개발. 이러한 과정을 통해 대규모 도시재생사업의 성공적 추진은 주변지역과 다차원적이고 세심한 맥락적 연계성을 확립하여 건전한 사회적 재생가치의 수립을 통해 얻을 수 있다는 명제를 확립하고, 향후 국내 도시재생사업이 추구해야 하는 시사점을 도출하였다.

Large scale development, short-term planned urban redevelopment based on tabula rasa standpoint since the modernism, has been largely criticized due to causing fragmented urban environments and its destructive impacts on surroundings. As a result of many serious considerations on how its insertion affects the surroundings from the socio-economic point of urban policy and planning, the soundness of development depends on providing interrelationship among urban structure`s multi-disciplines. To overcome severing mentality in the past, considering development site only and achieve social regeneration, propelling integrated development with existing urban context is considered as an important transition of paradigm. Therefore, this study analyzes contextual methodologies presented in the Hudson Yard Development Project by following criteria as an implication reflecting on domestic situations to address multi-scaled, careful contextual development with surroundings has to be carried out to achieve social regeneration in the urban redevelopment project.
