우리나라는 이미 고령화 사회에 진입하였지만 노인주거환경 수준은 아직 양적 확중에 초점을 맞추고 있어 경제적으로 여유가 있고, 교육수준이 높은 현재 노년기로의 진입을 앞두고 있는 세대들에게는 충분한 주거환경을 제공하지 못하고 있다. 또한 노년기가 인생에 있어 하나의 전환점이 되는 중요한 시기라는 점에서 위와 같이 시설의 양적 증대뿐만 아니라 노인들의 독립성 유지, 안락한 생활을 누릴 수 있는 생활공간을 보장과 같은 주거환경의 질적 향상 또한 중요한 과제이다. 이에 따라 본 연구에서는 노인주거를 디자인함에 있어 노인거주공간에 대한 분석 및 선행 연구자료를 바탕으로 노인 행태적 특성을 고려한 거주 전 사용성 평가방법을 제시하는데 그 목표가 있다.

South Korea has recently experienced rapid decrease of mortality and fertility so it is expected that we will enter into an aging society by 2026. With such the expected change in the living patterns, many issues concerning the increased number of the elderly have emerged as major social problems such as changes of family formation, its function and values, responsibility of caring for the aged, health and medical care, habitation policies and so on, and it is required to reconsider the social awareness on the living qualities of each old person. The government prepares and implements planning for securing various services and facilities according to the increase of life expectancy. These efforts are still beyond the satisfaction for the needs of the aged because they are focused on only the increase in quantity. It is considered, therefore, that we need to develop a new tool that, according to our goals, can give us a broad understanding on several considerations in designing the future homes for the elder people, making it possible to check the process changed by residents` needs in real time and apply it immediately to the space. As we have seen, it is required that spatial design process and design methodology should be considered in designing the homes for the aged for the pre-occupancy design evaluation.
