본 연구의 목적은 초고층 주상복합 커뮤니티 시설의 관리실태를 분석과 이용실태를 조사를 통해 커뮤니티 시설 관리의 개선방향을 제시하여 관리의 효율성을 확보하고 활용가치를 증대하는 것이다. 본 연구의 방법은 현장조사와 심층 면접을 병행하여 커뮤니티 시설 관리현황과 이용실태를 다각적으로 분석하였다. 연구의 결과는 다음과 같다. 첫째, 커뮤니티 시설이용현황은 거주 연령별로 시설 이용에 차이가 나타남에 따라 거주 연령을 고려한 커뮤니티 시설이 계획되어야 한다. 둘째, 관리 효율화를 위한 커뮤니티 시설 배치가 계획되어야 한다. 예를 들어 여러 시설을 관리 인원 1 명이 효율적으로 관리할 수 있도록 공간을 계획하면, 관리비 절감과 주민 이용률 상승의 효과가 나타난다. 셋째, 입주자 커뮤니티 형성을 고려한 커뮤니티시설 프로그램 운영 관리가 필요하다. 조사 결과 관리업체의 프로그램 구성이 주민참여를 유도하고 주민과 관리업체의 네트워크 형성을 통해 지속적인 커뮤니티 형성이 가능하게 되었다.

This paper aims to suggest the improvements over the community facility management by analyzing the condition of the community facility management and researching the condition of the community facility utilization in the high-rise mixed use building, expecting the efficiency of management and the improvement to the utilization. Field study and Personal Interviews were conducted to analyze the condition of utilization and management to community facility. The result is as follow: First, the age of residents would be considered when the utilization of the community facility is planned. Second, the community facility would be arranged to manage it efficiently. For instance, only one manager can keep the several community facilities under the space plan arranged to manage effectively. This brings low maintenance cost and high utilization. Third, the community facility program considered resident community is needed. The research result shows that the community program leads to the participation of residents and, therefore, it enables the resident community maintain consistently making the network between residents and managers.
