본 연구의 목적은 주상복합건물의 시초인 1960 년대부터 현재까지 서울시내의 주상복합건물의 변화를 영향요인을 바탕으로 분석하고 각 시대별 주상복합건물 주요 구성요인 조사를 통하여 전반적인 변화 흐름을 파악하는 것을 목적으로 한다. 조사는 크게 문헌조사와 사례조사로 이루어진다. 문헌분석에서는 사회환경과 관련법규의 시대적 변화에 따라 주상복합건물의 변천과정을 분석하고 과거 근대화, 공업화 시대를 지나 현재의 최첨단 과학, 기술, 문화시대로의 도입이 주상복합건물에 어떠한 질적 향상을 이끌어 냈는지를 조사한다. 그 후, 시기별로 조사한 사례대상을 바탕으로 주상복합건물의 주동형성의 중요 구성 요소인 입지, 수용기능, 주거비율 및 배치유형, 총 층수 및 동수, 부대복리시설로 나뉘어 각각의 요인을 분석한다. 본 연구를 통해 과거의 근대화 시대를 지나 현재의 과학기술 시대로 오며 건축시술의 향상으로 주상복합건물의 건축적으로는 초고층화 대형화되었고 내부적으로는 기능적인 최첨단화에 의해 지능형 공간으로의 변화로 변화함을 알 수 있다. 또한, 과거에 주상복합건물계획 시 주거, 전문소매, 도매상가, 업무, 호텔, 극장의 기능 중 3 가지 이상의 용도를 수용하여야 하는 부분이 시간이 변함에 따라 변화되었는데 현재에 와서 다시 초기의 이념으로 돌아가고 있음을 알 수 있다.

The purpose of this paper is to examine the changes that have taken place to the block of mixed-use buildings in Seoul since 1960s. The methodology used in this study entails analyzing existing research and case studies carried out on this subject matter. The study is made of the chronological change in social environment and the policy and its related laws. After analyzing the chronological study, the case mixed-use buildings are analyzed by the factor of the location of mixed-use buildings, accommodation functions, a ratio of the dwelling and block planning, the number of floors and the public facility. As a result, the analysis of this researching process of them has shown us the social environment and the policy and its related laws are the most important factor in understanding the change of the block of mixed-use buildings in Seoul since 1960s.
