본 연구의 목적은 초고층 주상복합 주거에서 원스탑 서비스(one-stop service), 거주자의 다양한 니즈(needs), 사회적 교류에 대한 요구를 만족시키기 위하여 마이크로 트렌드를 반영한 커뮤니티 공간 융합화 모델을 제안하는 것이다. 총 10 개의 초고층 주상복합 사례를 조사하여 커뮤니티 프로그램과 층별 계획 현황을 분석하고, 선행연구에서 주요 마이크로 트렌드 3 가지를 도출하여 마이크로 트렌드를 반영하였다. 사례조사 결과 초고층 주상복합 주거의 평균 층수는 지하 5층, 지상 56으로 나타났다. 커뮤니티 공간 위치는 주로 접근성이 좋은 저층에 계획되고 있었으며, 고층에는 전망을 고려한 헬스장이 배치되고, 코인세탁실과 골프 연습장은 주로 지하에 계획되었다. 기본형 커뮤니티 공간 융합화 모델은 사례조사에서 도출된 결과를 바탕으로 50%이상의 비율로 계획되고 있는 커뮤니티 공간 프로그램과 커뮤니티 공간별 평균 층수를 조사하여 제시하였다. 또한 선행연구 결과 도출된 마이크로 트렌드에서 라이프 스타일을 분석하여 요구되는 커뮤니티 공간을 도출하였으며, 이를 통해 ‘아빠-자녀 교류 커뮤니티 공간 융합 모델’과 ‘애완동물 양육족 커뮤니티 공간 융합 모델’, 그리고 ‘혼혈가정 커뮤니티 공간 융합 모델’을 제안하였다.

The purpose of this paper is to advance a spatial convergence model of the community space in the mixed use high-rise residential building reflecting micro-trend life style. This study analyzed the community space program and the frequency of the community space floor location through 10 cases and extracted 3 microtrends through the preceding research. Basic style community convergence model with 5 stories below and 56 above the ground is suggested from the result of the case study and consists of 14 community programs over 50% in total. 3 community space convergence models are 1)Dad-Child Community Space Convergence Model, 2)Pet Parent`s Community Convergence Model, and 3)Interracial Family Community Convergence Model reflecting microtrends suggested through the result of case study and preceding research.
