본 연구의 목적은 서울시 아파트단지를 대상으로 용도지역별 물리적 개발특성 및 근린환경특성의 분석함으로써, 느슨한 용도지역 제하에서 아파트 단지개발의 실태를 분석하여 향후 용도지역제하에서 아파트단지개발의 정책적 방향을 제시하는데 있다. 이를 위해 아파트단지개발이 보편화된 2007 년 12 월까지 준공된 서울시의 1700여개 아파트 단지를 대상으로 용도지역별로 물리적 개발특성과 근린환경특성을 통계적 검증방법을 이용하여 분석하였다. 분석결과에 따르면, 물리적 개발특성은 용도지역별로 특화되는 특성을 보여주지 못하고 있고, 근린외부환경은 교육환경에 있어 주거지역 이외의 지역이 주거지역에 비해 현저히 열악한 특성을 나타냈다. 이에 주거지역 이외의 용도지역에서 아파트 단지개발은 지역적 성격에 부합하는 특화된 개발이 요구되며, 또한 도시계획적 차원에서 아파트단지 총량을 규정하여 관리할 필요가 있다.

In accordance with the characteristic of neighborhood environment and physical development by a zoning system in apartment complexes of Seoul, the purpose of this study provides the political direction of apartment complex development within the afterwards zoning system through analyzing the reality of apartment complex development under a loose zoning system. In order to show the political direction, a statistical method was used to examine the characteristic of neighborhood environment and physical development by a zoning system, whose object was 1700 apartment complexes, which had been developed by Dec. 2007 in Seoul, where the development was generalised. According to the result of analysis, the characteristic of physical development does not show the specific characteristics with a zoning system. Moreover, the neighborhood environment demonstrated that the outside of residental area is more deteriorated characteristics than residental area. Therefore, the apartment complex development apart from residential area in a zoning system should be necessary to manage through deciding the total amount of apartment complex in the aspect of urban planning is required the specialized development which is coincide with the regional characteristic.
