최근 국내 다양한 형태의 도시재개발사업이 주거공급 확대와 도시환경정비를 표방하며 진행되고 있으나 그 과정과 결과의 사회적 건전성과 사회통합적 가치에 대한 논란을 야기하고 있다. 이러한 문제점은 과거 시민의 거대한 분노를 야기한 철거형 재개발과 개발이익과 공공성추구의 대립 등, 미국도시개발의 진화과정에서 관찰할 수 있는 사회적 문제에 대한 대립과 그 치유의 역사에서 그 유사점을 발견할 수 있다. 이에 본 연구는 미국도시개발역사에 대한 통시적 고찰을 기반으로 한, 소급적 연구방법을 통해 현재 국내도시개발의 문제적 상황을 돌아보고, 그 해결 가능성을 지닌 현대 미국도시개발방법론에서 강조되는 사회-경제적 약자에 대한 배려, 사회적 합의도출, 건전한 혼합소득지역형성을 통한 사회통합적 개발 가치형성과 민간개발사업자에게 적절한 개발환경을 제공하는 균형적 개발에 대한 도출과정을 미국도시개발이 경험한 역사 속에서 살펴보고 그 참조 가능한 시사점을 도출하고자 한다.

Recently, various types of urban redevelopments are on going domestically with claiming to support housing supply and urban environmental improvement. However, their level of achievements in the perspective of social soundness and social integrative values causes significant controversies in public. These problematic phenomena seem to resemble US urban development`s healing history for tremendous social problems generated by Urban Renewal as well as conflicts between developer`s chasing economic profits only and civic activists` pursuing publicness. Within this context, this study provides retroactive research methodologies on the process of evolution based on diachronic perspectives on US urban development history since its contemporary development methodology has developed well balanced ways that satisfy not only private developer by proving economically advantageous conditions but also community by providing social agreements and considerations for disadvantaged people that achieving social integrative values. Therefore, the study looks into the generating procedures of those balanced development methodologies from US urban development history of evolutionary experience to find applicable values possibly reflected on domestic situations.
