서울의 전형적인 대중교통수단인 지하철은 전체 교통에서 큰 분담률을 나타내며 도시민의 삶의 중심에서 영향을 미치고 있다. 또한 지속가능성에 대한 측면에서 압축복합개발이 중시되면서 대중교통지향형개발(TOD)에 관한 관심이 증폭되고 있다. 이렇듯 대중교통을 통한 도시공간의 구조가 새로이 개편되고 있으나 이에 대한 통합적 요소에 관한 실증연구는 아직 미흡한 실정이다. 이에 본 연구는 대중교통 체계가 잘 갖추어져 있는 고밀도의 서울시를 대상으로 지하철 유동통행에 미치는 대중교통지향형(TOD) 계획요소를 유형화하기 위하여 선행연구 고찰과 새로운 지표를 보완하여 역세권을 중심으로 개발밀도, 복합성, 접근성, 설계요소 등을 구축해 요인분석을 시도하였다. 이렇게 통합유형화 된 요인을 가장 통행목적이 명확한 첨두시간의 지하철 유동통행과 다중회귀분석으로 실증분석을 하여 대중교통지향형 도시개발을 위한 시사점을 제시하였다. 분석결과에 대한 흥미로운 결과는 기존의 개발밀도, 다양성, 접근성 등의 지표뿐 아니라, ‘광역적 대중교통 가로망’, ‘국지적 대중교통 가로망’과 같은 대중교통공급특성과 ‘보행친화형 설계요소’ 등과 같은 신 도시 패러다임을 반영한 설계요소도 역시 도출되어 보다 포괄적 설명이 가능한 통합유형화 지표로써 차별화 된 연구결과를 나타내고 있다.

One of the most typical Public transportation is the Subway in Seoul. This is having an impact on the Traffic and center of life. It is important to empirically investigate the typological characteristics of rail station areas considering the comprehensive elements of transit-oriented development (TOD) planning. Nowadays the Structure of the Urban space has been reorganized newly. However, An empirical Study is insufficient. This article aims to do the Factor Analysis from Seoul by using indexes, which comes from the advanced researches about the Density spaced 500m apart of Transit Oriented, Complexity, Accessibility and factor of the urban design. And This study suggests Implication for the Urban space Structure of the Transit Oriented by analyzing the Empirical Analysis the factors of the Transit Oriented by categories. As a result, this study drew the factors related to the complex diversity, density, accessibility, etc. And also this study related to the ``Pedestian-friendly Design``, ``wide and local Accessibilities``.
