빠르게 진전하고 있는 고령화는 고령자에게 이전 시대보다 노후 삶의 기간을 급속도로 연장시키고 있고 이에 따라 신체적·심리적·사회적 건강 등 총체적건강이 부각되고 있으며 사회적 건강을 조명하여 고려된 것은 거의 드문 실정이다. 본 연구의 목적은 베이비붐 세대의 은퇴 후 사회적 건강을 배려한 주거선호를 파악하고자 하는 것이다. 이에 앞으로 노후의 삶에 보다 적합한 주택을 계획하는데 다양한 대안을 제시할 수 있을 것이라 여겨진다. 본 연구는 다양한 노인주택 유형을 대상으로 노후의 생활을 부부동거와 건강상태에 따라 4가지 상황으로 설정한 선행연구를 기준으로 노년기를 세분하여 상황별 주거요구 및 선호를 파악하고자 하였고 자료는 문헌조사를 바탕으로 실증연구를 시행하였다. 본 연구의 결과, 베이비붐 세대가 전반적으로 도시근교를 선호하는 것으로 보아 도심 상경을 통해 도심에서 직장 생활을 영위한 사람들로서 익숙해진 도심을 떠나 지방 이주를 기대하기 어려운 상황으로 보인다고 할 수 있다. 이는 사회적 건강과의 관계를 다룸으로서 주거환경의 방향을 보다 종합적으로 제시하고 노인주택의 계획과 개발을 바람직하게 고무시키는데 활용될 수 있는 자료로써 의미가 있다.

Rapid aging society has extended the span of aged life of the elderly people in rapid speed and the importance of holistic health including the elderly people`s physical, psychological and social health has been emphasized in these years but considerations for their social health have not been made sufficiently so far. The purpose of this study is to identify the residential preferences in consideration of social health of the retiring baby boomer generation and intends to propose diverse alternatives in designing the elderly homes suitable for the aged life. This study researched the residential preferences and requirements for the aged life according to detailed situations of the aged years by the criteria of previous studies that have classified the situations of the aged people`s life into four categories according to their matrimonial life and health conditions in relation with diverse types of elderly houses. Data were gathered from literature studies and practical researches were accomplished. The results of Because this study has researched the issue of social health of the aged life and suggested an ideal direction of residential environments comprehensively it is meaningful as references useful to promote a desirable planning and development of elderly houses.
