적지전설은 국내의 문헌설화와 구비설화, 그리고 조선족의 구비설화와 조선족설화 등 다양한 형태로 전승되고 있다. 적지전설은 증거물인 ``적지``의 명칭 유래담인 동시에 도조의 영웅성과 이성계의 조선왕조 창업이 용의 보은에 의한 것이라는 정치적 성격과 기능도 지닌다. 적지전설은 전승의 시기와 매체, 그리고 지역에 따라 다양한 변이를 보인다. <용비어천가>의 적지전설은 정치적 목적이 개입되면서 도조와 이성계가 신화적 영웅으로 변이되어 있다. 『여지도서』는 지리서라는 책의 성격 때문에 민간전승의 설화를 그대로 수용하여 전설로서의 성격이 강하다. 적지전설 전승에 포함시킬 수는 없지만 거타지설화와 작제건설화도 전반적인 내용은 적지전설과 같다. 그러나 도조와 이성계에 관한 이야기가 아니고, 또한 적지 유래담이 아니라는 점에서 독자적으로 전승되던 ``악룡 퇴치 이야기``를 각기 다른 경로로 수용한 것으로 보인다. 구비설화로 전승되는 적지전설은 정치적 성격이 약화된 반면에 전설로서의 성격은 강화되어 있다. 등장인물도 도조와 이성계 두 사람에서 이성계 한 사람으로 단순화되어 있고, 증거물의 수가 늘어나면서 이야기 또한 다양해졌다. 민간전승의 구비설화로 전승되는 적지전설에 나타나는 가장 중요한 변이는 증거물의 소재지가 국내에서 중국으로 확장되고 있는 점이다. 조선족의 적지전설은 국내의 적지전설과 다른 양상으로 전승되었다. 도조와 이성계의 영웅성을 내용으로 한다는 점은 같지만, 이성계가 신화적 영웅이 아니라 민족적 영웅으로 변이되어 있는 점에서 차이를 보인다. 조선족 적지전설의 경우 증거물이 중국이 아닌 국내에 있기 때문에 전승에 상당한 한계가 있었다. 이러한 한계를 극복하기 위해 중국에 있는 증거물과 연결되면서 적지전설의 내용 또한 다양한 변이를 보이게 되었다.
This legend had many different versions in accordance with the time, media, and the place of its transmission. Among the written narratives, there were and Yeojidoseo. The Jeokji legend in described Dojo and Yi Sung Gye as the legendary heroes by laying great emphasis on the political purposes. On the other hand, the story in Yeojidoseo, which is a geography book, maintained the original character and function of the folklore. In the oral versions, the political tints were weakened, but legendary functions were strengthened. The number of the characters in the narratives was reduced, but the more evidences were introduced, so the stories were getting more dynamic and varying. The most noticeable change in the oral versions was the location of the evidences had been expanded from the country to China. The legend transmitted in Josunjok narratives had been changed differently from the homeland. Although It also depicted the heroic aspects of Dojo and Yi Sung Gye, their roles had been changed from the legendary heroes to the national ones. The location of evidences in Josunjok narratives had been limited to the homeland, so the stories were also limited.
