용산구 개발에 대한 관심은 서울의 중심부 및 부도심들과의 근접성이라는 지정학정 중요성, 미군기지 이전 후 예상되는 공간의 재편성 가능성, 그리고 최근 상업적 젠트리피케이션의 발생지로서 매우 크다고 할 수 있다. 특히 용산구는 1953년 그 중심부에 용산미군기지가 들어선 이래, 서울의 다른 지역에 비해 발전이 ``지연``되거나 ``보류``되어 온 곳으로 용산미군기지 이전이라는 변수로 인해 이제 서울에서 그 어느 곳보다 높은 ``개발 압력``을 받고 있는 곳이다. 본 글에서는 용산을 크게 세 구역으로 나누어 각 구역의 과거와 현재로 이어지는 개발 양상을 비교함으로써 다양한 층위의 투기적 도시화가 계획 혹은 진행되고 있는 사례들을 통해 공공의 역할이 어떻게 기능하고 있는지를 반추해 봄으로써 공공성 확대의 필요성에 대해 언급하고자 한다.

The administrative district Yongsan-gu located at the central part of Seoul has been regarded as the urban area with a high speculative development possibility in many ways: its centrality linked to three sub-centers in Seoul; latent spatial transformation after the relocation of US army bases; and the on-going commercial gentrification. Since the early 1950 when the US army bases had settled down, urban development in Yongsan-gu district has been ``postponed`` or ``interrupted`` due to the presence of gigantic army base. However, the presence has also increased the possible engagement of speculative development toward the entire area. In this context, the article reviews on temporal and spatial development processes in three different districts in Yongsangu in terms of the extent of public engagement so as to argue the necessity of public engagement and publicness.
