최근 주거공동체가 중심이 되는 새로운 주택유형인 공동체주택이 등장하고 있으며, 이에 대한 관심이 증가하고 있다. 주택의 입지는 주거공동체의 형성과 유지에 있어 매우 중요한 영향을 미친다. 하지만 이에 대한 연구는 다소 부족한 상황이다. 공동체주택을 추진하는 것은 기존에 형성되어 있는 공동체가 주거안정성을 확보하여 장기적으로 함께 살기 위하여 추진하는 경우와, 서로 모르는 사람들이 공동체가 중심이 되는 삶의 방식을 새롭게 구축하고자 추진하는 경우로 구분해 볼 수 있다. 이에 본 연구는 공동체주택의 입지의 선정 과정과 입지적 특성에 대하여 기존 공동체가 존재하는 경우와 부재하는 경우로 구분하고 차이를 밝히는 것을 목적으로 한다. 이를 위하여 대도시 내 위치한 열여섯 개 공동체주택 사례를 대상으로 대지의 특성, 입지의 선정 과정, 입지적 특성을 분석하였다. 분석 결과를 정리하면 다음과 같다. 첫째, 대지 자체의 특성은 기존 공동체의 유·무로부터는 유의미한 영향을 받지 않는다. 둘째, 기존 공동체가 존재하는 경우, 공동체 구성원들의 논의를 바탕으로 입지를 선정한다. 반면, 기존 공동체가 부재한 경우에는 사회적 경제 조직에서 주거지에 대한 보편적 선호를 바탕으로 입지를 선정하였다. 셋째, 기존 공동체가 있는 경우 주택으로부터 기존 공동체 구성원의 활동 근거지까지의 접근성이 입지를 결정하는 중요 요인임을 알 수 있다.

Recently, community housing is emerging as a new type of residential community. There is also growing interest in this. Despite the significant impact of housing location on the formation and maintenance of residential communities in community housing, there is a lack of research on this. Existing studies on community housing are concentrated mainly on the community itself. Community housing can be divided into two categories: the existing community is promoting to live together and the other is a group of people who do not know each other. For this purpose, we analyzed lot characteristics, location selection process and location characteristics of 16 community housing cases. The results are summarized as follows. First, lot characteristics are not significantly affected by the existence of the existing community. Second, if there is an existing community, the location is selected based on the discussion of the community members. On the other hand, if there is no community, the company will select the location based on the general preference. Third, if there is an existing community, accessibility to the base of existing community activities is an important factor in selecting the location.
