최근 빈집 수가 크게 증가하면서 빈집 문제가 사회적 이슈로 부각되고 있으나, 우리나라의 경우 빈집 실태조차 정확하게 파악하지 못하고 있다. 본 연구는 빈집의 총량을 파악하는 방법을 제시하고 빈집의 물리적 실태와 빈집의 위해성 수준을 고려하여 빈집을 유형으로 분류하는데 목적을 두었다. 빈집의 유형을 분류하기 위한 과정을 3단계로 구축하여 각 단계별로 필요한 자료와 방법들을 제시하였다. 본 연구에서는 현장조사를 통해서만 분류 가능한 일반 빈집, 불량 빈집, 철거대상 빈집뿐만 아니라 미분양·미입주 등에 의한 일시적 빈집과 현 주택 상태가 노후불량하여 빈집으로 전환될 가능성이 높은 잠재적 빈집도 빈집 유형으로 분류하였다. 본 연구는 향후 지자체 차원에서 빈집 문제를 해결하는데 있어 우선적으로 필요한 빈집 총량과 빈집의 유형 분류에 대한 정보를 실제로 어떻게 구축하여 활용하여야 하는 가에 대한 가이드라인과 정책적 시사점을 제공하였다.

As the number of vacant houses dramatically increases, vacant houses become a social issue. Although the problem of abandoned houses must be tackled, the current situation of abandoned houses has not been exactly examined in Korea. The purpose of this study is not only to provide a method for estimating the total vacant houses but also to categorize them according to the physical conditions and hazard associated. This study shows three stages to classify the types of vacant houses, and suggests methods and data at each stage. Based on the in-depth field work, this study identifies vacant houses into three types: `normal,` `poor,` `targeted for demolition.` Also, `temporary` and `potential` types are added into the classification of vacant houses. This study suggests to guidelines and policy implications for local government on how to construct the data related to the total number of vacant houses and utilize type of vacant houses to solve residential vacancy problems.
