본 연구는 서울시를 대상으로 숙박공유업체 에어비앤비의 특성과 공간적 분포 패턴을 분석하였다. 해외 도시에 비해 서울시는 여러 개의 숙소를 운영하는 다중 공유자가 큰 비중을 차지하고 있고, ‘집 전체’ 임대가 약 절반을 차지한다. 서울시 에어비앤비는 도심, 강남역, 홍대입구 등 주요 관광지와 대중교통이 편리한 지역에 집중되어 있다. 그러나 호텔과 달리 에어비앤비는 서울시 전역에 넓게 퍼져 있으며 주거지역에도 다수의 에어비앤비가 입지하고 있는 것으로 나타났다. 서울시 에어비앤비는 다중 공유자의 증가로 단기 임대업으로 변질될 가능성이 있으며, 주거지역 내 숙박업으로 주민들과의 갈등이 일어날 우려가 있다. 따라서 에어비앤비가 공유경제의 성과를 나누고 주민과 상생할 수 있는 법·제도적 기반 마련이 필요한 시점이다.

This study analyzed spatial clusters and characteristics of Airbnb in Seoul. Comparison of the characteristics of overseas major tourist cities with those of Seoul showed that the density of Airbnb in Seoul was lower than that of overseas cities, but that the ratio of multi-host was higher than others. Although the main types of Airbnb in Seoul was the ‘Entire Home or APT,’ its proportion was smaller than other cities. Spatial clusters of Airbnb were identified around major tourist sites, shopping centers and public transportation centers such as Myeong-dong, Gangnam Station and Hongik University entrance. Compared to hotels, Airbnb spreads more widely but ‘Entire Home or APT’ was similar to hotel locations, and private rooms and shared rooms were further separated and showed different locations. In order to prevent the adverse effects of the increasing Airbnb, it is necessary to establish a legal institutional basis, such as the classification of accommodations and land use regulation.
