이 글은 코로나 19 확산이 부동산시장에 미치는 영향을 예상하기 위해서 사회 및 경제에 대한 영향과 그에 따른 부동산시장의 변화를 문헌연구를 기초로 살펴보았다. 코로나 19 확산 방지를 위한 사람과 재화의 이동제한, 사회적 거리두기 등은 전반적인 경제 침체와 실업증가로 연결되었으며, 부동산시장에 부정적인 영향을 줌과 동시에 부동산시장의 변화를 유발할 것으로 예상된다. 주택시장은 불확실성이 증대됨과 동시에 새로운 입지 및 추가적인 서비스에 대한 수요가 발생할 것이다. 소매용 부동산은 온라인 쇼핑 등의 증가로 그 수요가 감소할 것이며, 그에 따라 물류시설 등의 수요가 증가할 것으로 예상된다. 오피스는 단기적으로 필요 면적이 증가할 수 있으나 장기적으로 수요 감소로 연결될 가능성이 크다. 이에 따라 코로나 19 확산은 기존에도 예상되던 부동산시장 변화를 더욱 촉진하는 방향으로 영향을 줄 것으로 여겨진다.

This article examined the influence of COVID-19 on society and economy and the consequent changes in the real estate market based on the literature study in order to anticipate the visible effects of the real estate market. In COVID-19, restrictions on the movement of shoemaking with others and social distancing have led to the overall economic downturn and unemployment growth, and are expected to have a negative impact on the real estate market while also causing changes in the real estate market. The housing market will have increased uncertainty, while demand for new locations and additional services will arise. The demand for retail real estate will decrease due to the increase in online shopping, and the demand for storage facilities is expected to increase accordingly. Offices are likely to lead to reduced demand in the long term, although the required area may increase in the short term. COVID-19 is therefore expected to have an impact on the existing real estate market to further promote change.
